LONDON, 12 December 2025 - Zenith Real Estate Partners continues to find new ways to build value for tenants and investors alike, expanding new digital infrastructure and ‘plug and play’ connectivity across its portfolio of assets.

Zenith has partnered with telecoms provider and MSP, Elevate, to embed the company’s Preconnect® solution into Zenith’s commercial office buildings, starting with The Apiary in Manchester.

The Apiary, a 50,000 sq ft Grade A office building can now get new tenants connected to high-capacity full fibre in a matter of days. Soon, the technology will be expanded across the whole Zenith portfolio.

Zenith Real Estate Partners Outlines Its Acquisition Strategy for 2026

LONDON, 10 December, 2025– Zenith Real Estate Partners presented its acquisition strategy for 2026, focusing on city centre office buildings, industrial properties and life science.

“The office market continues to be attractive from a long term pricing perspective” said Gal Nadir, a partner at Zenith. However, any acquisition in the current environment needs to address the fundamental changes in occupiers’ demand, anchored by employees’ expectation for amenitised buildings in the post Covid work environment, focus on ESG credentials, and increased demand for plug & play office spaces. “Properties that could be re-positioned to accommodate what tenants need would keep attracting demand, while others will be left behind”, he added.

The UK focused real estate investment manager said its office strategy is focusing on city centre multi let properties with a clear value add angle. The firm is focusing on  13 core UK markets such as Manchester, Birmingham, Bristol and Leeds.

On the industrial side, Zenith is targeting multi let industrial estates that could be re-positioned to benefit from a positive leasing environment. “This could include letting vacant units, refurbishment that will upgrade the functionality or appearance of units, or even bolt-on development”, said Tom Lomax, Director of Asset Management at Zenith.

Target location for industrial acquisitions include properties in close proximity to key motorways and other transport hubs as well as “last mile” industrial locations.  While there is a broad spectrum of markets Zenith would consider for acquisitions, markets of favour include the South East, the Greater Manchester area and Scotland.

“The Life Science sector benefits from strong demand and growth”, said Assaf Topaz, a partner at Zenith. “We believe that this excess demand will support rent acceleration and capital values in the sector”, he added.  In the Life Science sector, Zenith is targeting both wet labs and dry labs multi let properties that could benefit from active asset management. Acquisition strategy is focusing  on some of the core locations of the life science ecosystem in the U.K., including the “Golden Triangle” and life science hubs near certain academic institutions.

Zenith Announces Upgrade of The Apiary into a “Green” EPC Building

LONDON, 2 June, 2025– Zenith Real Estate Partners announces an upgrade to the EPC of The Apiary, located on 86 Deansgate, Manchester, into a B-44.

The EPC improvement was part of the extensive re-positioning the property went through, following its acquisition by Zenith Real Estate Partners in 2024. “Upgrading the EPC of The Apiary demonstrates our commitment to improve the sustainability of the properties we own”, said Tom Lomax, Director of Asset Management of Zenith Real Estate Partners. “It also shows our capabilities to execute smoothly on a pivotal element of our business plan for the property and enhance the value proposition of the building for our tenants”, he added.

Zenith Real Estate Partners completed an extensive refurbishment of The Apiary in May 2025. Other than upgrading the EPC of the property, it also includes adding a premium gym and lifestyle studio to the building, modernising the property’s reception and a comprehensive refurbishment of the office space.

With substantial experience in real estate asset management, Tom brings a wealth of industry knowledge and a proven track record of enhancing portfolio performance and value creation. Prior to joining Zenith, Tom worked at Grosvenor Estates, one of the largest property owners and asset managers in the UK, where he was focusing on  asset management of Grosvenor’s Mayfair London Portfolio of £1.2 billion as well as investment and fundraising activities.

In this new role, Tom will be responsible for overseeing the strategic and operational performance of Zenith’s value add portfolio as well as sourcing and evaluating new acquisitions and investments for the firm.

LONDON, 3 April, 2024– Zenith Real Estate Partners announced today it has retained Workman LLP to provide property management and facilities management services to 86 Deansgate, a property it recently acquired in the city centre of Manchester.

"We found Workman to make an excellent fit with our objectives to deliver an efficient hands-on management of the property as well as best-in-class interaction with tenants" said Gal Nadir and Erez Karti, partners at Zenith.

86 Deansgate is a c. 50,000 sqft office building, involving tenants such as Resource Solutions, Riddell TPS, Las Iguanas, Woodgate and Clark and others.

Anthony Boothman, Partner at Workman said: “We are delighted to be appointed by Zenith to manage this asset. I know they have exciting plans for 86 Deansgate and our team is looking forward to working with them and the occupiers to deliver on those to make the property an even more attractive city centre location”.

Zenith acquired the property from Swiss Life in early 2024 and is looking to perform certain refurbishments of the building's office spaces and common parts to make them aligned with tenant demand in the current market environment. Other planned changes include additional amenities to attract tenants and employees as well as improvements to the EPC of the property.

LONDON, 15 January, 2024– Zenith Real Estate Partners presented its acquisition strategy for 2024. The UK focused real estate investment manager said it believes that from a long term perspective buying through the current down-cycle would ultimately pay off and as such, it will be actively pursuing acquisitions of commercial real estate properties over the coming year with focus on the office and industrial sectors.

"We are looking for high quality properties in strong and liquid markets with clear potential for value enhancement" said Gal Nadir, a partner at Zenith. "Then it's about hands-on active asset management to execute the business plan for the acquisition", he added. The firm is targeting city centre office buildings and is focusing on certain key UK markets such as Manchester, Birmingham and Leeds. On the industrial side, the focus is on mid-box and big-box properties near major motorways and supply chain locations.

"Property values in the UK are currently affected by both short term macro indicators such as interest rates as well as by long term changes in behaviour of tenants and their employees." Said Erez Karti, a partner at Zenith. "We seek to acquire properties that could attract long term market demand, sometimes on the back of an asset management program, while benefit from a reversionary improvement in the market sentiment", he added.

Some of the strategies Zenith considers to re-position properties and enhance their value include refurbishments to modernise office spaces and common parts, adding amenities to properties to increase their attractiveness for employees, ESG related improvements, re-configuration of spaces etc.
